Check-in and Check-out Procedures

• Check-in is after 4pm. Check-out is by 10am.
• Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.

Property Access

• Depending on the home, 4WD, chains or sometimes both may be required when visiting the mountains in winter.
• Access to this home may not be suitable for vehicles with rear wheel drive, limited ground clearance, or motorcycles even during summer months.
• Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.

Policies and Rules

• Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
• No smoking inside the home. No trace of smoking left outside the home.
• No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
• Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
• Guests are not allowed to bring their own ATVs. For information about ATV rentals please visit: Off Road Adventures website.
• Please note that this property absolutely does not permit pets anywhere in or on the premises at any time including outdoor spaces. Bona fide service animals with appropriate certification may be permitted, and the presence of a certified service animal must be disclosed prior to check-in. Misrepresenting a pet as a certified service animal is a crime under North Carolina law. Guests who bring a pet to a no-pet home will be subject to a non-refundable $500 extra cleaning fee to remove pet hair and dander and clean carpets and upholstery. If any pets are discovered during your tenancy including via security camera or observation of neighbors or BRMR staff, your credit card on file will be charged for the above-mentioned fee, and you will be evicted without refund of unused days.
• All stays at Eagles Nest homes have an additional amenity fee in order to maintain the facilities and features in the development.
• The summer concerts are open to all guests, however there is an admission fee for each person and cash bar for food and drinks.
• Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.)
• No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
• Minimum age: 25 years.
• Children allowed.
• No smoking allowed.
• No events allowed.

Fees and Payments

• Eagles Nest Winery day passes are available onsite for $25.00 each.
• All stays at Eagles Nest homes have an additional amenity fee in order to maintain the facilities and features in the development.
• Firewood may be purchased at the time of booking, or by calling us with a week's notice. You receive two wrapped, kiln-dried bundles and a firestarter for $25 plus tax.
• Guests who bring a pet to a no-pet home will be subject to a non-refundable $500 extra cleaning fee to remove pet hair and dander and clean carpets and upholstery.
• CANCELLATION POLICY - Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.

Parking Information

• Access to this home may not be suitable for vehicles with rear wheel drive, limited ground clearance, or motorcycles even during summer months.
• 4WD/AWD and/or chains recommended during winter (November-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows.
• Free parking is available at the property.

Utilities and Amenities Access

• All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
• Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.)
• All BRMR homes offer well-stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided.
• Amenities include: Towels, Bed Linens, High-Speed Internet, Clothes Washing Machine, Clothes Dryer, Dishwasher, Stove, Oven, BBQ Grill, Hot Tub, TV, Smoke alarm, Carbon Monoxide Detector, Pool Table, Tennis Courts, Library.
• Free parking is provided.

Safety and Emergency Information

• Please note that the owners of this home use security cameras to monitor the exterior of their home to ensure it remains safe. No cameras are aimed at the bedrooms, doors, or windows.
• Do not leave food or trash outside as it could attract animals.
• The home has smoke alarms and carbon monoxide detectors.

Community and Construction

• Eagles Nest is a developing community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.

Winery and Amenity Access

• Eagles Nest Winery day passes are available onsite for $25.00 each. HOURS: Thur & Fri 4p-10p. Sat & Sun 1p-7p. All visitors on premise at the winery must be 16 years or older. This is strictly enforced.
• While enjoying your stay at Sanctuary, you have access to most amenities inside of Eagles Nest. Amenities available to you include:
  • Great Camp: BBQ Pavilion, Amphitheater (location of summer concerts from May to the end of November), The Great Lawn, Playground, Hiking Trails, Ropes Course and Climbing Tower (seasonal), Mini-Golf Course, 24/7 Dollar General concept store
  • North Pavilion: Ball Field, Sportsman's Lodge (unlocked portion only), Sports Court (Basketball and Pickleball), Dog Park, Walking Trail, Sportsman's Grille (Wed-Sun. Hours vary), Fire Pit, Woodland Trail System (ATV Trails, Hiking, Biking)
  • Camp (BYO Equipment): Tennis Courts, Pickleball, Disc Golf, Archery (Restrooms and Pavilion coming soon!)
  • Vineyard: Food and Wine served
